The Ladd Hill Cooperative Story...
Ladd Hill Cooperative originally opened in the mid-1980s, and has grown into a 32-home, resident-owned manufactured home community.
But that transition didn't happen overnight. We began the move to toward controlling our own destiny in 2015. That's when, with the help of ROC-NH and ROC USA, LLC, we formed Ladd Hill Cooperative, that would, on Mar. 1, 2016, purchase and take control of our community.
Now, the resident-owned community (ROC) is not only a successful business, but also a thriving neighborhood. The process of the resident-owned community buying the land beneath our neighborhood brought this community closer together. Not only do we know far more of our neighbors than ever before, but we look out for one another, too. And with no outside landlord to report to, we're the envy of other nearby manufactured home communities.
Our Member households elect our Board of Directors, which works with a property management firm and also appoints various volunteer committees to help with special projects, celebrations, community improvements and more. The Board submits a budget every year, and the entire Membership votes on it and any changes to the rent before the budget becomes official. We're running the business that is our community on our terms, by our rules, for the betterment of ourselves and our neighbors.
Ladd Hill is a well-established community for people who appreciate living in the heart of New Hampshire's lakes region. Belmont is situated just minutes from Tilton and Laconia, as well as Lake Winnisquam and Lake Winnipesaukee. Less than 30 minutes from Concord, we enjoy convenient access to larger communities and countless options for amazing food and shopping, including the Tanger Outlets in Tilton. Five minutes from the Leslie E. Roberts Beach and Recreation Area, summer fun is never far away. Weirs Beach is a 20-minute drive with an arcade and drive-in. Hiking, golfing and scenic railway rides on the Winnipesaukee Scenic Railroad are all available within a half-hour drive. For skiers, Ladd Hill is just 11 miles from Gunstock Mountain Resort and an hour from Waterville Valley Resort. Looking for a bigger city? With our proximity to Interstate 93, you can be in Manchester in 45 minutes or Boston in 90. Ladd Hill has a mix of families and mature adults, and we invite you to become our new neighbor!
